How is it possible to access land register information in Panama?

In accordance with legal requirements, all real estate holding must be registered at the Public Registry of Panama. The land register information can be accessed on the Public Registry of Panama through its website https://www.rp.gob.pa, to access the information you must register and create an account.

Each property registered at the Public Registry is assigned an ID number (Folio) as well as a Location Code, which distinguishes Land from different parts of the country.

What property information is publicly available in Panama?

The following information is publicly available through the Public Registry of Panama:

  • Folio and Location Code
  • Incorporation date
  • Name of the owner/s
  • Address
  • Surface Area
  • Value of the Land
  • Value of the improvements of the property
  • Transfer Value
  • Construction and occupation dates
  • Boundaries

 

Which Documents are available in Panama?

The following property related documents, among others, may be obtained:

  • Public Deed for purchase and sale, donation, swaps, guarantees as mortgage, divisions, and any other required by Law to be registered before the Public Registry.
  • Documents that establish a preliminary injuction on a property due to litigation.
  • In case of buildings and condominiums one can also obtain the Public Deed of the Co-ownership and Administration Regulations.

What other property-related information is available in Panama?

Some examples of other property-related information, available at the request before the corresponding authority, are the following:

  • Zoning and Land Use Regulation can be accessed through municipal planning departments or the Ministry of Housing and Territorial Planning (MIVIOT).
  • Blueprint of the construction plans for houses, buildings and improvements are available at the municipal planning departments of the corresponding municipality.
  • Property Plan and layout can be accessed through the National Authority for Land Administration (ANATI).

Is it possible to obtain information on pending litigation concerning the property?

In some cases depending on the information. For example, when a property is subject to preliminary injuctions it is filed in the Public Registry at some point of the litigation.
